Brownfields Redevelopment

Site Assessment

Environmental risk associated with real estate transactions is a concern to all parties involved. Current and historical environmental practices and conditions at a property must be identified so that a realistic picture of the total environmental liability is known prior to the transaction. We provide services associated with Phase I and Phase II environmental site assessments, calculation of liabilities and remedial costs, real estate portfolio analysis, and project management and oversight. Anchored in the ASTM guidelines for Environmental Assessment and US EPA’s All Appropriate Inquiry Regulations, our Phase I assessment examines each facility and property considering its expected future, current, and historical use. If the first phase of property assessment identifies potential environmental liabilities, we can proceed to a Phase II assessment that investigates site conditions more thoroughly by conducting media sampling to identify specific issues.


There are times when planning for remedial action is just as (if not more) important as actually executing the remedy itself. Environmental Standards has a broad range of professionals with multi-disciplinary experience that allows the firm to tailor remedial action plans, Quality Assurance Project Plans, and other project control or planning documents to site-specific circumstances. Our remediation plans and control documents carefully take into account logistics issues, project budgets, scale, and simple practicalities associated with remediating a site and returning it quickly to productive use.

Environmental Standards professionals not only design remedies - they have the knowledge and expertise to execute the associated work. In addition, we are often asked to act as the client’s eyes and ears during remedial action implementation. From excavation and disposal to complex in-situ chemical remediation, Environmental Standards helps our clients better monitor remediation system performance. Our remedial action is conducted in as economical a manner as possible, while at the same time provides clients value through the application of a broad assortment of remedial technologies.

Community Involvement

Public participation in the brownfields redevelopment process includes public hearings on the initial findings at a site, involvement during the design of work and sampling plans, and the presentation of the final development plans. We help our clients prepare for the community’s questions regarding brownfield project redevelopment. The best way to communicate project goals is to start by developing scientifically valid and defensible plans followed by effective translation of the plans into understandable terms. It is informative and advantageous to compare the hypothetical risks associated with a property redevelopment program to issues encountered every day by community members. Environmental Standards personnel often participate in public meetings to communicate brownfield redevelopment plans in terms that can easily be understood by the general public.
